Civil work and waterproofing costs in Hyderabad for 2026: real per sq ft rates, which walls you can't break, sunken slab leaks, and honest timelines.
Fourteen months after we handed over a 3BHK in Manikonda, the client called about a completely different problem. His downstairs neighbour had a brown ring spreading across her bedroom ceiling, right under his common bathroom. <p>We hadn't done that bathroom. It was one of two rooms he'd kept out of scope to save money, and a local contractor had retiled it before we started. Retiling meant breaking the old floor tiles. Breaking the old floor tiles cut straight through the builder's waterproofing membrane. Nobody put a new one back, because nobody could see it was gone.</p><p>Redoing that bathroom cost him ₹1.9 lakh, plus repainting the neighbour's ceiling, plus four months of a relationship with the woman living below him.</p><p>Doing it right at the time would have cost about ₹18,000.</p><p>That's civil work in one story. It's the stage nobody photographs, nobody puts on Instagram, and nobody budgets for properly. It's also the only stage where a mistake stays hidden long enough to become expensive.</p><h2>What "civil work" actually covers</h2><p>When a quote says civil work, it usually means everything structural and wet that happens before a single modular panel arrives:</p><p><ul><li>Breaking walls, kitchen platforms, old tiles and dados</li><li>Building new walls or partitions</li><li>Plastering, patching, levelling</li><li>Chasing walls and floors for new plumbing and electrical lines</li><li>Shifting plumbing points, drains, taps and WC positions</li><li>Waterproofing bathrooms, utility areas, balconies and terraces</li><li>Floor and wall tiling</li><li>Debris removal</li><li>Core cutting for AC lines and exhausts</li><li>Door frames, window replacement, grill work</li></ul></p><p>Almost none of this sits inside a per sq ft interiors package. Our own ₹1,400 per sq ft number is modular and finishing work. Civil is quoted separately, on measured quantities, because it depends entirely on what condition your flat is in. A brand new handover with nothing to break might need ₹40,000 of civil. A fifteen year old flat in Dilsukhnagar where both bathrooms and the kitchen are coming out can run ₹3.5 lakh before anyone talks about wardrobes. </p><h2>First, find out which walls you're allowed to break</h2><p>This is the conversation to have before you fall in love with a layout, and most people have it far too late. </p><p>Most new towers in Hyderabad built after roughly 2016 - Kokapet, Narsingi, Tellapur, Financial District, big projects in Gachibowli and Bachupally - are built with aluminium formwork. The whole flat is poured as one concrete box. What looks like a partition wall between your kitchen and living room is a 100mm to 150mm reinforced concrete shear wall, and it is holding up the building. </p><p>You cannot break it. Not partly, not "just a two foot opening for a pass-through", not with the builder's permission, because the builder won't give it. </p><p>You usually can't chase deep into it either. Many of these projects allow a shallow chase of 15mm to 20mm at most, and some prohibit chasing altogether, which changes how your electrical and plumbing work has to be planned. The workaround is surface conduit hidden behind a false ceiling, or routing along the floor before tiling, or accepting the switch position where the builder put it. </p><p>So: if you're in a newer tower, ask the builder or facility office for the structural drawing before you plan anything. It takes one email and it will save you a design you can't build. </p><p>Older construction - independent builder floors in L.B. Nagar, Nagole, Uppal, Kothapet, most of the Tirupati stock we work on - is conventional RCC frame with brick infill walls. There, most internal walls can go. The columns and beams can't, and the wall carrying the toilet's drain stack effectively can't either, for reasons we'll get to.</p><blockquote>Even where a wall can be removed, ask whether it should be. Removing the wall between a kitchen and living room in a Hyderabad flat means kitchen smell, kadai smoke and cooker noise now live in your sofa. Half our clients who ask for an open kitchen end up choosing a glass partition instead once they've cooked one biryani in a full-height open plan.</blockquote><h2>Civil work rates in Hyderabad, 2026</h2>These are labour and material rates for the work itself, before GST.
