Three quotes for one 3BHK: ₹8.2L, ₹11.6L, ₹14.9L. How to choose an interior designer in Hyderabad, read a real quote, and spot what's been left out of it.
A client in Kokapet came to us last year with three quotes for the same 1,450 sq ft 3BHK: ₹8.2 lakh, ₹11.6 lakh and ₹14.9 lakh. Same flat, same brief, same "full home interiors." He assumed the cheapest firm was doing him a favour and the priciest one was fleecing him.
Neither was true. The ₹8.2L quote had no loft units, no wardrobe internals beyond a single shelf, MDF carcasses instead of BWP ply, and a line item that just said "electrical work - lump sum." The ₹14.9L quote had imported hardware nobody in that family would ever notice.
So if you're figuring out how to choose an interior designer in Hyderabad, start here: the portfolio is the easy part. Everyone's Instagram looks good. The quote is where you actually learn who you're dealing with.
Read the quotation before you look at the mood board
A real quote is a Bill of Quantities. Every unit measured, every material named, every rate visible. You should be able to read a line and know exactly what you're paying for:
Kitchen base unit — 710mm ht × 600mm dp — 710 BWP ply carcass, 0.8mm laminate outer, acrylic shutter, Hettich soft-close hinges — 42 sq ft @ ₹1,850/sq ft.
That's a quote. This is not:
Modular kitchen — ₹3,20,000.
Ask for the second version to be broken down and watch what happens. Firms with nothing to hide will send you a revised sheet in two days. The ones who get defensive, or who tell you "sir, it's all included, don't worry" — that's your answer.
Three things people forget to check in a quote:
Is it running feet or square feet? Wardrobes and kitchens get quoted both ways in Hyderabad, and they are not interchangeable. A running-foot rate assumes a standard height. If your ceiling is 10'6" and you want a loft, the running-foot number quietly balloons later.
Is GST included or extra? It's 18% on modular furniture. On a ₹10 lakh scope, that's ₹1.8 lakh — enough to wreck a budget if the quote said "plus taxes" in 8pt font.
What's excluded? Civil work, plumbing shifts, electrical points beyond the builder's default, chimney and hob, curtains, the loose furniture. Hidden extras routinely add 8–20% to an interiors budget in India. Get the exclusion list in writing.
What interiors actually cost in Hyderabad right now
Rough per-sq-ft ranges on carpet area, for full-home work in 2026:

In lakh terms: a 2BHK of about 1,100 sq ft usually lands between ₹6L and ₹14L. A 1,500–1,700 sq ft 3BHK in Gachibowli or Kokapet typically runs ₹12L to ₹22L, and premium villa work in Kondapur or Manikonda goes well past ₹30L.
If a quote for a 3BHK comes in at ₹6.5 lakh, nobody is being generous. Something's been left out, or the ply is 8mm where it should be 18mm. Cheap interiors in Hyderabad don't fail on day one — they fail in the second monsoon, when the humidity gets into an unedged MDF shutter bottom and it swells.
Nine checks before you choose an interior designer in Hyderabad
- How long have they been executing, not just designing? Design is the easy half. Ask what year they started site execution. (We've been doing end-to-end work since 2020.)
- Are they doing the work, or subcontracting the whole thing? Ask who the carpenter reports to. If the answer is vague, you're hiring a middleman with a markup.
- Can you visit a live site? A finished flat is staged. A half-done one tells you how they treat plywood edges, how they store material, whether the site is clean.
- What's the material brand list? Century, Greenply, Action Tesa, Merino, Hettich, Ebco, Hafele — the names should be in the quote, not implied.
- What's the warranty, and on what? Carcass warranty and hardware warranty are separate things. Ten years on carcass with one year on hardware is common and honest. "Lifetime warranty" is marketing.
- Who is your single point of contact during execution? Name and number, written down. Most complaints we hear about other firms aren't about workmanship — they're about nobody picking up the phone in week six.
- What's the payment schedule? More on this below.
- Do they handle society approvals? Gated communities in Hyderabad usually require an NOC, a ₹5,000-ish refundable deposit, worker headcount limits, and a 9 AM–6 PM no-Sunday work window. A firm that's worked in your community already knows this. One that doesn't will lose you a week.
- Do they design to Vastu when you ask, or only when convenient? A designer who can put the cooking platform in the southeast without wrecking the work triangle has actually done this before.
The payment schedule tells you almost everything
A schedule we'd consider fair:
- 10–20% on design sign-off
- 40–50% at material procurement
- 25–30% at installation
- 10% on handover, after your snag list is closed
That last 10% matters more than the rest of it combined. If a firm wants 100% before handover, you've given up your only hold over the finishing details: the shutter that doesn't align, the socket in the wrong place, the touch-up paint.
And avoid paying anyone in cash without a proper GST invoice, however tempting the discount looks. You lose the warranty, the paper trail, and any recourse.
Local things that separate a Hyderabad firm from a Bangalore template
Hyderabad has its own problems, and a designer who's worked here handles them by reflex.
Hard water. Most of the city runs on borewell water. It eats chrome fittings and leaves white scale on glass shower partitions within months. Matte-finish or PVD-coated fittings hold up far better, and we'd steer you away from clear-glass shower cubicles unless you enjoy squeegeeing.
Monsoon humidity. July and August are brutal on cheap board. BWP ply for the kitchen and any bathroom-adjacent unit isn't an upsell; it's the minimum. HDHMR is a reasonable middle path for wardrobes. MDF in a Hyderabad kitchen is a two-year decision, not a ten-year one.
Builder-floor vs gated community. Independent builder floors in L.B. Nagar or Nagole give you freedom to redo plumbing and electricals. Gated communities in Gachibowli or Kokapet don't — you're working around a fixed shaft, a fixed electrical load, and a society committee.
The honest trade-off: acrylic shutters look excellent under showroom lighting and hold their gloss for years. In a busy family kitchen, they also show every fingerprint. Matte laminate or a membrane finish is less exciting and much easier to live with. We tell clients this before they pick, not after.
What "end-to-end" should actually mean
Some firms use it to mean "we'll design it and coordinate vendors." Ours means one contract covering civil work, electrical, false ceiling, painting, modular kitchen and wardrobes, wallpaper, lighting, curtains and blinds — one team, one timeline, one person accountable when something's off.
The practical benefit isn't convenience. It's that nobody can blame anybody else. When the electrician, the carpenter and the false-ceiling crew all work for different people, the wrongly-placed light point becomes a three-way argument you end up refereeing.
Typical timeline for a full 3BHK done this way: 55–80 days from design freeze, assuming the flat is handed over and the society NOC is in place. Anyone promising a full home in 30 days is either counting only the modular install or is about to disappoint you.

Yes. Scope, BOQ, timeline with milestone dates, payment schedule, warranty terms, and a delay or cancellation clause. A firm that resists putting it on paper is telling you something.
